Our management system is a product of 25 years in the trenches. From
an initial takeover of a property, showings, applicant processing, lease
signing, move-in inspections, rent collections, maintenance issues,
through an eventual move-out, we've "been there, done that." Attorneys,
accountants, tenant advocacy groups, and the courts have eyeballed our
management system; it has stood the test of time.
If cheap rent collection is all you're looking for, then we're not it,
don't bother to call. However, if what you're looking for is good solid
property management skills - communication, accountability,
availability, and proactive landlording - our system may be just the

One result of our management system that will benefit you as a resident
or lessee in one of our properties is the requirements we place on
owners to provide well maintained units. We will not rent out a property
until we're satisfied that it is ready for occupancy. After you've moved
in we will respond to all requests for maintenance in an efficient and
thorough manner. When you write out that rent check each month we want
you to feel comfortable that you are indeed getting your monies worth.
When you're ready to move out we will coach you on all procedures to
follow so that you can have the most of your security deposit returned
and we can have a well-maintained property returned to us.

For 21 years we've been collecting data on the rental market in our
areas of interest. For that same twenty-five years we've been only to happy
to share that information with appraisers, bankers, escrow companies,
and whoever else asked. On a yearly basis we contribute statistical data
to IREM for their annual Income/Expense Analysis on Conventional
Apartments and their annual Expense Analysis on Condominiums,
Cooperatives, and Planned Unit Developments.

We are proud to offer special management services to builders and
developers. For the builder preparing to construct investment properties
for his own portfolio we will assist with an evaluation of the project
from a resident prospective. We will assist with preparing a strong
resident leasing package. We will assist with finding, interviewing, and
testing a prospective resident manager. Lastly, we will make sure that
you really understand what you're getting into.
Developers will have a special interest in our "Declarant Controlled"
Association management services. We've been managing Declarant
controlled Associations for several years and we're very good at it.
From assisting with preparation of governing documents all the way
through the termination of Declarant control we know what you need to
make the transition as smooth as possible.
